The Campgrounds will not be taking new reservations until mid-June/early July due to the septic system replacement. The restroom at the Lodge and The Miners’ Cabin (Cabin 4) will remain available for reservations but will experience a shut down for a brief period when the connection to the new system is made. We are sorry for the inconvenience.
Attorney costs associated with STR results review are as follows: ELHA will pay for the 1st hour of attorney fees for the review by a member. After that, the member will be billed directly $115.00 an hour by our attorney for any time over the first hour.
There are two seats on the volunteer ELHA Board up for election this year. If anyone is interested in self nominating and running for the one of the two open seats we will need a short bio about yourself received in our office by no later than May 31, 2019.
The bios received will be sent out with the ballots in June to assist Members in deciding their vote.

The Short Term Rental (STR) vote has closed and the results are as follows:
93 – Voted IN FAVOR of and APPROVE the Proposed Amendment
61 – Voted AGAINST and REJECT the Proposed Amendment
The Amendment has passed and the new Full Amended and Restated Declaration of Restrictive and Protective Covenants for Beaver Lakes Estates and Beaver Lakes Estates Filing #2 (Approved April 2019) has been posted to this website here.
Current STR properties will have 90 days to come in compliance with this amendment.

We would like to gauge the community’s willingness to support the purchase of water rights forever versus leasing the water for our two lakes.
If we have the opportunity to purchase water rights (approximately 42 ac-ft) in partnership with another local residential entity to replace our current lease with Pueblo Board of Water, which expires in 2029, would you support the following:
Expend $357,000 to purchase water forever, financed over 30 years through Colorado Water Conservation Board at approximately 2.8% interest rate, requiring an annual increase in dues of $35/lot owner and;
Fund our share of the estimated legal and engineering fees to process the sale of the water ($200,000/2 = $100,000) requiring a separate one-time special assessment of $560/lot owner ?
This is not a vote but just a poll so the board can determine the best possible options for ELHA.

Whoever opens the gate must close or wait until the next person closes. The ELHA member of records is responsible for violations by guests, family members, agents, contractors, vendors, and employees.
All offenses: $250 fine.
There may occasions, during the winter months, when the upper gate may be left open, but only when permission has been received from Jim Moyer. Signs on the upper gate will inform you when it can be open and when it must be closed. The bottom gate must be closed at all times.
