In April of 2019 the vote of the members to amend the ELHA Declarations to ban Short Term Rental (STR) in Beaver Lakes Estates was closed and the results were as follows:
93 – Voted IN FAVOR of and APPROVE the Proposed Amendment
61 – Voted AGAINST and REJECT the Proposed Amendment
Larree Morgan subsequently sued Empire Lodge Homeowners Association. The STR ban was overturned in the Morgan lawsuit and the declarations have reverted back to the 2012 version. A final resolution document will be forthcoming as it is not finished yet. The following documents have been added to the Documents page of this site and can be found near the bottom of that page.

Whoever opens the gate must close or wait until the next person closes. The ELHA member of records is responsible for violations by guests, family members, agents, contractors, vendors, and employees.
All offenses: $250 fine.
There may occasions, during the winter months, when the upper gate may be left open, but only when permission has been received from Jim Moyer. Signs on the upper gate will inform you when it can be open and when it must be closed. The bottom gate must be closed at all times.
