If another person(s) is within view, it is the responsibility of the one who opened the gate to either close the gate or wait until the other person(s) closes it before proceeding. The ELHA Member of record will be held responsible for each instance a gate is left open, even if it is not the Member him or herself who violates the Policy. This includes all guests, family members, agents, servants and employees of the Member.
First Offense: A written warning letter will be mailed to the Member.
ALL offenses within 24-months of the First Offense: A $250 fine will be issued to the Member.
First Offense after a 24-month period with no violations: A written warning letter will be mailed to the Member. All subsequent offenses within a 24-month period will carry a $250 fine to the Member.

We are pleased to announce that we have more than the required 50% of the membership agreeing to pass the New Covenants. We will be filing the required documents with Lake County later today (12/20/12) and have posted them here.
In the case where a member is past due more than $1,000 for more than 30 days and ELHA has enlisted our attorney to start the collections process we will institute the following policy / payment plan as an option to avoid foreclosure as follows:
1⁄2 payment up front – Monthly installments in the amount of 1/12 of the remainder of the past due amount plus interest plus the collection cost paid monthly until balance is zero.
If for any reason monthly payments were to stop before entire balance is paid in full we would begin foreclosure proceedings again.

There may occasions, during the winter months, when the upper gate may be left open, but only when permission has been received from Jim Moyer. Signs on the upper gate will inform you when it can be open and when it must be closed. The bottom gate must be closed at all times.
