



The Colorado District Court judge has agreed with Empire Lodge Homeowners Association’s position that the Association is not subject to CCIOA, and ruled in the Association’s favor. More specifically, the Court GRANTED our motion for determination of question of law holding ELHA is a pre-CCIOA community. This means our vote was proper and we only needed over 50% to enact STR ban. A copy of the Order (Order Granting Motion for Determination of Law) can be found under Documents on the BLE website.
The Board will keep the community advised of further developments if they arise.
To stem the spread of Covid-19 the Board has discussed and decided to close all BLE facilities including the Lodge and Cabins for 30 days. The Board will re-evaluate the closure at that time.
A reminder that the March 28th Board Meeting is postponed until further notice.

Due to the spread of the coronavirus and in an effort to support the health and well being of our community the Board has decided to postpone the March 28th Board Meeting to a later date to be determined. The Board will continue monitoring current issues and items on the agenda and anticipate sending a notice in the upcoming weeks with any updates.

Whoever opens the gate must close or wait until the next person closes. The ELHA member of records is responsible for violations by guests, family members, agents, contractors, vendors, and employees.
All offenses: $250 fine.
There may occasions, during the winter months, when the upper gate may be left open, but only when permission has been received from Jim Moyer. Signs on the upper gate will inform you when it can be open and when it must be closed. The bottom gate must be closed at all times.
