Please see revised Beaver Lakes Estates Architectural Control Guidelines (10/1/2016) to include SECTION 8 – TEMPORARY AND PORTABLE SHEDS. Members currently not in compliance with these Guidelines have 30 days to submit an ACC request for approval by November 1, 2016 to the ACC committee or they will be considered unapproved structures.

Dear Members,
We are all proud of Beaver Lakes Estates. Keeping our “public spaces” in the best shape helps to keep the image of Beaver Lakes the best it can be.
To help preserve our jointly held assets, the cabins and lodge, in the past we hosted, Work Days. This small amount of community effort goes a long way towards maintaining our community facilities.
Therefore, we have scheduled a work day for September 24th starting at 8am. Please meet at the ELHA Garage to get started.
Things you might consider bringing for the work day are:
Gloves, protective eye wear, shovels, rakes, painting equipment, airless sprayers, high pressure washers, weed eaters, chain saws, small hand tools, trucks with trailers to haul stuff away and any type of landscaping material you are willing to donate.
We will finalize the projects as we get closer but at first glance we will try to focus on the following:
Drinks and snacks will be provided.
We hope to see all of you out there and look forward to more of these events in the future.

Agenda for the ELHA Annual Members Meeting, July 23, 2016 – 10:00 AM
The Colorado State Forest Service (CSFS) and Leadville/Lake County Fire Rescue (LLCFR) have been awarded a grant from the Colorado Water Conservation Board, due to the efforts of several partners in the Arkansas River Watershed Collaborative. Part of this grant offers a wildfire risk assessment to homeowners in the southern part of Lake County.
The Coordinator, Caroline Schaefer, will meet with homeowners individually to review their property, assess their fire risk, and talk through mitigation opportunities. Homeowners participating in this program will also receive a copy of the map which will identify wildland fire risks within the area.
Caroline will be attending the July 23rd Lot Owner’s Meeting at Beaver Lakes.
This project will help insure water quality for the Arkansas River Basin and allow homeowners in the area to be better educated on ways to protect their homes and property in the event of a wildland fire. Homeowners are encouraged to contact Caroline with questions or concerns regarding the wildland fire assessments and evaluations.

We are facing legal expense if we cannot stop these violations.
The two gates on the road to Beaver Lakes must be kept closed per Court Order. This is the law. Open gates expose all lot owners to legal expense. Close the gates!
If we do not keep the gates closed, further litigation against Beaver Lakes could result in large fines, other burdensome rulings, and yet more legal expense.
The BLE Rules and Regulations state that violators will be fined $250 for each gate violation.
The 5/6/05 Court Order in the Road Case states that all members, their agents, servants and employees must keep the gates at both the eastern and western entrances of the easement closed at all times when not in use for entry or exit.
Talk to others and make sure they know how serious this is. Please report any observed gate violations to Mark Larsen, 719-486-0978. Take note of license-plate numbers or any other useful info.

Whoever opens the gate must close or wait until the next person closes. The ELHA member of records is responsible for violations by guests, family members, agents, contractors, vendors, and employees.
All offenses: $250 fine.
There may occasions, during the winter months, when the upper gate may be left open, but only when permission has been received from Jim Moyer. Signs on the upper gate will inform you when it can be open and when it must be closed. The bottom gate must be closed at all times.
